not exactly sure of weight limit but we are using it on a 12 foot wide 14 foot tall metal garage door at our shop . Hope that helps .

Better will use Trolley opener, heavy duty Liftmaster T501l5

Q: how do you get a chain rail?

From an old motor or you local garage door dealer they are to long to ship.

Q: is there a remote control that comes with this opener ?

This does not come with a wireless controller, it does however come with a new wall mount wired controller.
