Affordable Protection That Really Works!
After our house flooded last year, we looked into professional flood barriers, but the cost was outrageous. That’s when we tried Flex Seal Liquid—and honestly, it was a lifesaver. We applied it along the base of our foundation and around vulnerable door frames, and it created a strong, waterproof barrier that gave us real peace of mind during heavy rainstorms. The application was straightforward—brush or roll it on, let it cure, and you’re set. It dries into a thick, flexible coating that feels durable yet not brittle. When the next big storm hit, we had no water seeping inside where it used to pour in. Don’t Buy This - Can’t work with it, can’t remove
This product never did dry ( applied over the Flex Tape to prevent predicted 6-8 ft storm surge from Milton as recommended ) and it will cause you to repaint or restain any wood item it comes in contact with. Took 4 1/2 hours to remove it from 2 French doors and 1 sliding glass door. The entry door is mahogany and the lower half must be restained. In addition- perhaps due to high humidity- the product becomes thick like sludge and the product isn’t useable when the can is still 1/2 full. Did it or the Flex Seal Tape work, you wonder? The storm surge never happened and saying we are grateful for this is an understatement, as we did flood from hurricane Ian and learned about the Tape after the fact. Next hurricane we will use more Tape and keep our fingers crossed.

What can I say about a product that is so great it speaks for it self. I have purchased and used every kind of flex seal that they sell.

Quality Issues
Two out of three containers arrived with the paint solidified in the container. Not sure if it was old inventory that was shipped or if the seal on the container wasn’t airtight. To the credit of the manufacturer they replaced one of the containers that was beyond the return window after I sent them customer support feedback on their website. The other container was still within the return window and was sent back for a refund. The paint itself is troublesome. I applied it according to the instructions in the manufacturer’s manual that came with the kit, but it never seemed to dry on the flex seal flood tape, after a week it was still sticky, and it tended to wrinkle the tape in spots. The real test is an actual storm, so I’m still hopeful of the overall protection of the Flex Seal system, since the paint was the 3rd layer of protection not the only layer.

Flex Seal
I used this particular item because of the color. I painted it on the fuel cap of my diesel tractor so that when friends and neighbors borrow the equipment they remember to put only diesel fuel in the tank and not other fuel types. RED FOR GASOLINE BLUE FOR KEROSINE YELLOW FOR DIESEL. I didn't make this up it from the DOT labeling standards.

A big mess
I bought this for hurricane season after being flooded before I wanted to be prepared. The delivery kept getting delayed as I anxiously waited hoping another storm didn't come before it arrived. I finally recieved this 2 weeks later and the top wasn't screwed on, it had leaked in the package the and all over it's container, the seal was broken and the product that was left inside the container was partially dried out and rubberized
