Good principles, but sometimes outdated and exaggerated
Good for a high level overview of concepts. But in some portions, this was written from the perspective of someone who had success back in the good old days... like when you could get a new roof for $5k and all new appliances for $1.2k. These are actual cost examples given by the author, which he uses to show how deals should work and provide a conveniently rosy picture of how he makes money. This is obviously outdated, and if you budget this way, you'll be grossly underestimating your costs. Other examples are spending $600 on a plumber to replace a hot water heater and spending $100 on roof repairs. I lost some trust in the author when he described a particular house he bought for $16,000. First, he says that it "wasn't in terrible shape, but it did need a good deal of work..." (page 137). But later, he calls it a "piece-of-junk property". In each instance, it felt like the author was using whichever description was more convenient to help make his point, but I didn't find them to be consistent. Your investment strategy will need to be based on today's realities, not costs from years ago. Also, don't rely on the math in this book, I found a major error that showed a profit $32 MILLION based on buying a $250k house after 25 years...this is laughably unrealistic. Double check every figure he provides. Remember, this is just a $15 book. You get what you pay for. I highly recommend "Start with Strategy" by Dave Meyer as an alternative, far more realistic resource (also published by BiggerPockets).

Excellent Introduction to Rental Property Investing
As someone wanting an overview of the rental property business, I found this book very helpful. The author is knowledgeable and experienced, and shows a firm grasp of the various aspects of his trade. He evidences an clear passion for the rental business, which is contagious for the reader. The book was well-written and engaging, and had no trouble keeping my attention. With that being said, there were a few issues: 1. The book would have benefited from a more thorough editing. There were a number of examples and pieces of advice which were repeated unnecessarily, and a handful of grammatical issues. 2. The author mentions his website, biggerpockets.com, an average of 5+ times each chapter (I verified this with a Kindle search). This got annoying fairly quickly. 3. In some of the sections – especially at the beginning – he sounded a bit like a motivational/self-help speaker. I felt like I was listening to a talk on the power of positive thinking. While this may be helpful for some, I ended up skipping these parts. While these issues cheapened the book, it is still very well done and worth reading.

Great book, a definite buy if your into buying rental properties for long term wealth building.
Very informative book! Learned some things I would have never thought to do while reading some other real estate investing books and im only half way through. Talks about some cleaver ways to get funding for a property and then using the equity after a little time to invest and purchase additional properties. Im sure there will be some snags along the way but this book doesn't give you a perfect world scenario but instead a guideline on how to buy and hold those properties. It even offers some brief insight into buying and flipping, house hacking, and a quick sale if you just want to get out of the long term rental investment. It even offers some advice on your mental attitude that you need to have when going through these purchases which I think is very helpful. It also offers quick number crunching techniques on deciding if a rental property is worth the purchase and who you might need on a rental property investment team with each persons skills broken down into a simple to understand language. I highly recommend this book to anyone that's into buying rental properties for long term wealth, passive income, future retirement, or just the ability to quit your boring 9 to 5 job.

I was looking for a real-estate book that offers more personal experiences on property investing. This book has not disappoint me so far. A point to note is that the author's experience is on residential property so the book will be less suitable for investors looking into commercial properties. Still an excellent book to read to learn the essence of rental investing.

I'm not sure why there are negative reviews of this book. I think most people want a step by step, hand holding, you can do this sweetheart book. This book does tell you how to invest in real estate step by step, but every country and even states/province's have different rules and regulations. Brandon does say that you should do your research, and if you arent willing to do that then real estate investing is not for you. Top notch book!!!! I live in canada and found a wealth of information that was relatable in my country. Thanks Brandon for your wisdom and your podcast. PS. You dont have to buy this book, all the same info is in his podcast which is free!!!!

Amazing value out of it. The only thing that I didn’t like about it was, the fact that the author mentions his website BiggerPockets too many times in his work ,which can become annoying at some point.
