I just want to make sure that the version I'm buying is NOT the party version. I want the theme park edition with the ticket booths.

You are better off going to the new-used section and buying one that was repackaged or reassembled from various parts. The Theme Park edition is no longer produced. Thus you see sometimes $60 for a new-in-box theme park version w/ ticket booths. I had to buy a lightly used one on Amazon for my child.
