This was a wonderful book and an easy read. I highly recommend it for anyone interested in learning how to finance real estate acquisitions.

30,000 Foot View
The book covers the material at the 30,000 foot view, and has a lot of good ideas and inspiration for the entry level investor. You will not set this book down and be on your way to real estate wealth and fame, but you will be motivated to learn more, armed with some great ideas, and have a basic foundation from which to springboard.

A great book to START reading on the topic
As i mention in the review title, I suggest this book to be the first you read on your study on real estate financing. Why? Because it is sufficiently complete, yet easy to read. Overall, it explains themost common types of credit necessary to finance a venture or development. At the same time, it is an easy read for someone not familiarized with the topic, a layperson let's say.However, once you have the basics, its important to supplement your knowledge with more specialized books depending on the kind of financig your project may require, a situation you will actually learn how to tell when you finish reading this book.

Loan Payments are the Biggest Expense
Many brokers and real estate owners spend a lot of time analyzing the operational expenses of properties to arrive at what is called a Net Operating Income. Then, debt service is subtracted from it to arrive at cash flow. Understanding financing is critical to success in real estate investing.
